Process
ProShed's innovative Matrix grid design is one of the key elements.
It ensures a speedy build by cutting out much of the design time normally needed for this phase.

Another advantage is that clients can choose to expand or reduce the size of their building in all directions, as well as having complete control over the internal office core.

Normally, fast projects are achieved by increasing manpower on the project and throwing resources at it. And the ProShed approach was very different in that we designed it for speed rather than designing it at speed. The core team were Winvic, Burks Green, Barratts, CA and Chapco and we sat down and challenged all the industry norms.

Building matrixEverything that's normally achieved, all the normal details on a distribution project. We challenged a lot of the areas that caused the subcontractors problems. Areas where they have to revisit the site they can't complete their work and we tried to design them out. That makes a subcontractor's work far more efficient and cost effective. The main breakthroughs that we achieved were creating a matrix of building dimensions, lengths and widths which are all pre-designed.
Site layoutsWe had standardised site layouts, we had standard office layouts, plant that was pre fabricated, simplified the drainage design and we created an ingenious hand railing system that allowed the roof cladding and the wall cladding to continue independent of each other. I have never visited a site that is so relaxed and under control and I think this is achieved because of all the pre-planning that we all carried out on the project. To have the opportunity to pre-plan the job in the way we have done and brainstorm all the industry norms and what's been achieved on site is an accolade to everybody that has been involved with it.

One of the fundamental elements of this initiative has been that everything is pre designed..."
Ken Hall - Managing Director, Global Development, ProLogis UK
"We are always getting pressure from customers to deliver buildings more quickly, and one of things that we do with ProShed is that we have a standard design. The design is sitting on the shelf waiting for someone to pull it off and put in into production."
Dave Postins - Project Manager, ProLogis UK
"The flexibility is borne from the matrix and the modular construction..."
Ian Oliver - Planning Manager, Winvic
"...Which caters for a number of racking solutions and a number of potential users."
Maurice Dalton - First Vice President Commercial/Procurement
"It works in increments; both in span and number of bays. To get a building a bit longer, effectively you add on another bay and it works in both directions."
Fergie Taylor - Vice President Commercial, ProLogis UK
"The matrix that has been produced includes literally hundreds of different building sizes."
Alan Skipper, Associate Director, Burks Green
"It's like Lego; you can choose to add another bay on, or to remove a bay, or remove a module from the offices."
Kate Bedson - Vice President Development, ProLogis UK
"It's certainly bringing the design into the 21st century."
Alan Skipper, Associate Director, Burks Green
Kate Bedson - Vice President Development, ProLogis UK
"We waste a lot of time and effort reinventing the wheel, whereas with this it's a standard product. We can literally take a design off the shelf, right down to the level of detail where you can put a man to work on site."
Dave Postins - Project Manager, ProLogis UK
"The ProShed design is a constantly evolving animal. I would say a matter of a continuous improvement."
Fergie Taylor - Vice President Commercial, ProLogis UK

ProShed: Built in flexibility

In the summer of 2004 ProShed was used for a 175,000 ft² distribution centre for JD Weatherspoon/Exel at Apex Park, Daventry. One of the features of this development was the need for a large proportion of the property to be refrigerated, requiring additional work to insulate the base and specialist construction. ProShed proved to be the ideal process. The steel work and roof took just four weeks allowing the refrigeration team to start work undercover.

The way that ProShed is managed allows the flexibility for variations from standard to be accommodated. In fact the benefits of ProShed is that it enables additional tailored solutions to be carried out more easily than when using traditional building methods.
